Before the drying crew arrives
- Stop the water before anything else, since TDI's order is to stop the water and then dry the area.
- Note the day the water arrived, since TDI's mold warning runs from there.
- Photograph wet walls, floors and ceilings before anything is opened or removed.
- Keep to temporary repairs until the insurer has seen the damage.
- Ask whether the insurer wants to inspect before wallboard or flooring comes out; TDI says to hold permanent repairs for it.
- In a house built before 1978, tell the company so it can say how it handles painted surfaces.
What structural drying is
Structural drying pulls moisture out of walls, floors, ceilings and framing after the standing water is gone. TDI and TDLR don't set a dryness reading for a house, so ask the company to name in its written scope what it will measure and when.
What structural drying costs in Texas (estimates, not quotes)
Our model gives $3 to $12 per square foot, removal and drying together for structural drying in Texas. The model had one usable national range and widened it by 15 percent each side, no Texas company price enters it, and nobody has quoted it to you. Pay for the nearest federal occupation sits in the wage row.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $3 to $12 per square foot, removal and drying together | Built from one national published range, adjusted by the Texas hazardous materials removal worker wage ratio (0.84). One Texas restoration company publishes a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. Coupons, specials and figures a page gives as an average are not counted. Basis: no state company sample (no counted Texas company price for this job), national estimate only. |
| Hazardous materials removal worker wage, Texas mean | $22.88 an hour (United States mean: $27.13) | May 2025 BLS pay for the occupation closest to a drying crew, matched by our own inference. |
Estimated range. Built from national published ranges (1 source), adjusted by Texas's hazardous materials removal worker wage ratio to the US (0.84, BLS May 2025). Not a quote. What a mold finding changes
TDI says to use a mold professional with a state license for a mold claim, and to get an inspection showing the mold was removed and the cause fixed. TDLR's certificate carries the same idea: the assessment consultant who did the post-remediation assessment states whether the underlying cause of the mold has been corrected. Under 25 contiguous square feet, people who are not licensed can in most instances clean visible mold.
When tear-out meets other rules
Cutting out wet wallboard or ceilings can disturb old paint. EPA's rule covers paid work that disturbs paint in housing and child-occupied facilities built before 1978, Texas has no state program for it, and TDLR says EPA enforces it. For asbestos, DSHS's flowchart excludes a single-family dwelling or an apartment of four or fewer units, though its notifications page doesn't repeat that, so confirm with DSHS's Asbestos Program at 512-834-6787.
Dallas says replacing sheetrock typically needs no permit, and Austin lists small repairs to drywall among work that needs none, though they must follow the codes.
When drying can't wait
- Walls, carpet or ceilings have been wet for a day or more.
- Water is still entering the structure.
- A musty smell or visible growth has appeared since the water.
- A damp spot on a hard floor, once the source is fixed and fresh air can reach it; photograph it first.
- Repairs to finishes, which wait until the insurer has inspected.
Drying and tear-out in Texas: licenses and permits
TDLR's list of licensing programs names no drying license, so ask the company what it holds. Mold found during the work brings in TDLR's license and notification rules.
For lead, ask whether the firm holds EPA's renovation firm certification where a pre-1978 house is involved. Dallas and Austin print their own rules on repairs, so check your city's page.
Ask which licenses your state requires for the work, and check them with your state's licensing office before anyone starts. A credential from a private body, such as IICRC, isn't a license.
Questions people ask
How fast must a house be dried to avoid mold?
TDI says mold can start growing within a day after a leak. Ask the company how it will show that the structure has dried, and keep the photos you took before work started.
Does a drying company need a Texas license?
TDLR's program list has none for drying. Mold assessors and remediators are the only restoration-adjacent programs on TDLR's list.
Does tear-out in an old house raise lead or asbestos questions?
It can: EPA's lead rule covers paid work on pre-1978 housing, and DSHS handles asbestos. DSHS's flowchart excludes one-to-four-unit homes from the Texas asbestos rules, and its notifications page doesn't repeat that. DSHS's Asbestos Program is at 512-834-6787.
Does a policy pay for the drying itself?
TDI says most policies cover sudden and accidental water damage. Gradual leaks or seepage usually aren't covered. Ask the insurer in what order it wants the inspection and the work.
What proof shows the mold is gone after drying?
TDI says to get an inspection showing mold was removed and the cause fixed. A licensed remediation contractor gives a Certificate of Mold Damage Remediation within 10 days of the project's end. Keep it.
