The first hour in a wet house
- Stop the source and get the standing water out before anything else.
- If you smell gas, leave and call 911, then your gas utility from outside; the numbers sit in the gas note below.
- Lift belongings off wet carpet and floors, after you have photographed them where they sat.
- Open interior doors and closets so air can move, and keep children and pets out of the wet rooms.
- When the company calls, ask whether the company logs moisture readings at the start and at every visit.
- Tell your insurer, and keep damaged items until it says you can discard them. Note every call, the way CDI tells wildfire claimants to keep a claim diary.
How the drying equipment works
After extraction, a crew sets air movers and dehumidifiers in the wet rooms. EPA's window for drying water-damaged areas and items is 24 to 48 hours. Past 24 hours, EPA says, mold can grow on wet wood, drywall, carpet and furniture.
EPA also notes that older buildings may contain asbestos or lead. A crew that opens a wall in an older house should tell you how it'll handle them.
How much structural drying costs in California (estimates, not quotes)
For structural drying our model gives $4 to $15 per square foot, removal and drying together, and that figure is no quote. It rests on one national published range that prices drying and removal together.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $4 to $15 per square foot, removal and drying together | Built from one national published range, adjusted by the California hazardous materials removal worker wage ratio (1.08). No California water, fire or sewage restoration company published a price we could count. Three California mold-inspection firms publish inspection prices, which are not a restoration job and are not used in these rows. Basis: no state company sample (no counted California company price for this job), national estimate only. |
| Hazardous materials removal worker wage, California mean | $29.21 an hour (United States mean: $27.13) | Mean hourly pay, May 2025, for the federal occupation closest to restoration work; the model's California ratio comes from it. |
| Same occupation, California median | $26.98 an hour (middle half of workers: $22.68 to $32.47) | The same pay in O*NET OnLine; a wage and not a charge. |
| Same occupation, Riverside-San Bernardino and Fresno medians | $23.05 and $26.24 an hour | Two inland metros; pay, not price. |
Estimated range. Built from national published ranges (1 source), adjusted by California's hazardous materials removal worker wage ratio to the US (1.08, BLS May 2025). Not a quote. No California restoration company published a water, fire or sewage price we could count. We have no counted California company price for this job, so the range is our national estimate alone. Full method. Prices as of Oct 23, 2026.
What goes in a drying log
Ask for the reading at each visit, the spot where it was taken, a reading on an unaffected area for comparison, and the date and time.
Without readings, you have only the company's word that the job is done.
The standard, and what IICRC credentials mean
ANSI/IICRC S500 is the standard for professional water damage restoration, in its 2021 fifth edition, and IICRC says work has begun on a revision. IICRC licenses no one, though it keeps a locator for firms holding its credential.
CSLB has no drying class. If the job reaches the rebuild, B&P 7048 exempts only a project under $1,000 that needs no building permit. Check the contractor's CSLB license number first.
When drying can't wait
- Standing water is still on the floor.
- The area has been wet for a day or more, which is where EPA's mold warning starts.
- A musty smell or visible mold has appeared in a room that was wet.
- A damp spot from a leak that has been fixed and has stayed small, once you've photographed it for the insurer.
- Paint and trim, once the insurer has inspected.
Drying work: licenses and permits in California
CSLB's classification list has no drying class, no water damage class and no restoration class. Rebuilding is contractor work under B&P 7026, and that section counts "the cleaning of grounds or structures in connection therewith" in its definition of a contractor.
Plan checks for repairs permitted from 2026 follow the 2025 California Building Standards Code. Ask the company whether it pulls any permit, and which office issues it.
Ask which licenses your state requires for the work, and check them with your state's licensing office before anyone starts. A credential from a private body, such as IICRC, isn't a license.
Questions people ask
How many days does it take to dry out walls after water damage?
EPA's 24 to 48 hours is the window for drying water-damaged areas and items to prevent mold growth, and it describes no drying duration. Ask for the readings from each visit.
Are household fans enough to dry a wet house?
Mold can grow on materials left wet more than 24 hours, EPA says. If fans won't get the room dry inside that window, call.
How can I tell the drying is done?
The log should show the reading, the location, the date and the time at each visit. Ask to see it before you agree the work is finished.
Does California require a license for structural drying?
CSLB lists no drying or water damage class. IICRC credentials come from a private standards body and aren't a state license, and the rebuild can need a contractor holding a CSLB license.
Will my insurer pay for drying?
CDI lists sudden and accidental water damage among perils generally covered and seepage or leaks among those generally excluded. After proof of claim, 10 CCR 2695.7 gives the insurer 40 calendar days to accept or deny, as Cornell's LII copy of the regulation reads.
